The underwriting is pretty flexible; my latest case enabled a lady to secure and buy the property of her dreams whilst giving her the time to put her existing home on the market and the breathing space to sell it. The estate agent's adviser had spent 2 months trying to find a solution, and stress levels were running extremely high. One very happy client.

Really like the Individual approach in as much that the case is Individually assessed on its merits and that even though the application may not fit standard lending rules, as long as it makes sense and any anomaly can be explained, it is the whole of the application that is reviewed, not a' computer says no approach'.
However even though the the time between DIP and notification of success of that DIP is a fairly short time for a paper based system, in my case 3 days , the time then taken to get a mortgage offer issued, in my case over three weeks after I returned the full application pack, I find to be to long. In the main this was due to the way in which I understand your full underwrite process to work, namely that the first underwrite is a review of the full case, then a second underwrite takes place and then prior to an offer a final full underwrite is made. It was during these three stages that I was continually asked for additional information and whilst I was able to easily provide the answers, I found this very frustrating.
If you are able to cut this 3 Stage Underwrite Process in order to get a mortgage offer (or otherwise notification) issued within say a 10 working day time frame that would be great.

Online system would greatly help as long gone are the days of filling in paper applications. Great personal touch and able to speak to really nice people who are there to help you .

The time for full underwriting, at 10 days is excessive. Saying that, I am confident at DIP stage that the application will proceed, as I feel that you are quite thorough

Its good that you can speak directly with an underwriter and that they keep in touch during the whole process, and each case is looked at on an individual basis rather than automatic credit scoring systems. The staff are always very friendly and helpful.
The process could be a quicker with online systems for the quotes ,application and documents rather than a paper system. It would also be good if they had some competitive fixed rates every so often( ie limited tranches) .

Having to submit a manual DIP is not the best and then having to wait for a decision. Also you request too much information such as credit card statements once application is being underwritten. Also inconsistent policy such as initially stating no requirement to have accountant and client can provide SA302 to then asking for accountants letter when case goes to underwrite even though you were aware client does his own returns and does not have accountant. Very poor and would not recommend. Its not the fact you declined the case I am okay with that. Its the inconsistent information and messing myself and your customers around that I cannot accept. Time is money for brokers.

Knowledgeable and helpful team to deal with. More personal than most lenders as the team is smaller and so easier to build a relationship with case handlers and underwriters.
