LandlordInvest are a UK property P2P company. They do a mix of bridging and development loans. They have a great track record and reputation. They... LandlordInvest are a UK property P2P company. They do a mix of bridging and development loans. They have a great track record and reputation. They are highly competent and professional. Their due diligence is excellent. All necessary information is made available and presented clearly. Their transparency and communication is second to none. There is a slow but steady flow of good loans. Quality over quantity. Loans offered are of varying risk levels with corresponding returns. They have a secondary market with good liquidity. LLI's website platform is one of the best in P2P. Superbly designed. It's simple, well functioning, and easy to use. I've been a very satisfied investor with LandlordInvest for just over 2 years, and I intend to continue with them well into the future. LandlordInvest is a platform I would strongly warn others to avoid. Yes, P2P lending carries risk, but the level of negligence I’ve experienced goes far... LandlordInvest is a platform I would strongly warn others to avoid. Yes, P2P lending carries risk, but the level of negligence I’ve experienced goes far beyond what any responsible platform should allow. I invested around £8,000, and have already written off £5,500 as a complete loss. The remaining balance has been overdue for nearly two years with no meaningful progress. If a borrower stops paying, you are effectively abandoned. There is no protection, no enforcement, and no serious recovery effort. At one point LandlordInvest even tried to crowdfund their own legal fees to pursue a defaulted loan, then quietly gave up and made almost no attempt to recover the debt. Borrowers face no consequences for failing to repay, and lenders are left carrying the full financial damage. In my experience, LandlordInvest offers weak communication, minimal action, and no real support when things go wrong. If you value your money, avoid this platform. Read more Read less

All necessary information is made available and presented clearly. Their transparency and communication is second to none. There is a slow but steady flow of good loans. Quality over quantity.     Not enough good quality loans, or even bad quality ones

    There are not really enough loans offered vs the number of investors - demand is too high. This means as an investor it's diifficult to... There are not really enough loans offered vs the number of investors - demand is too high. This means as an investor it's diifficult to spread your risk, and so when loans default (which has happened a few times to me) it takes some time for the money to be recovered. One of my loans defaulted Jun 2022 and at March 2023 LL invest still haven't taken enforcement action or recovered the capital and the borrower seems to be being given a lot of leeway. I will get the money in the end, but having it do nothing for 9 months is not what I signed up for. The software platform itself is fine, although it once said I had successfully invested in a secondary market loan and then decided I hadn't - again probably too much demand. The admin team are quite responsive. The returns are ok when people don't default on loans. But I am pulling out, too much hassle for too little return. Read more Read less

    Robust platform with potential

    Landlordinvest allows you to choose loans according to your risk appetite. The customer service is quick to respond and the platform processes deposits and withdrawals... Landlordinvest allows you to choose loans according to your risk appetite. The customer service is quick to respond and the platform processes deposits and withdrawals efficiently, usually within a few minutes. There is still lots of room for improvement, e.g. a bigger availability of loan investment opportunities (as the loans get filled up quickly). I would, however, say that this platform has potential to become a top 3 choice for P2P investors, mostly because it has been growing steadily in its first year of operation, which indicates that the platform is becoming increasingly recognised by investors.
