OK but disappointed with product choice and service

They did well to meet my tight deadline, but unimpressed with the initial setup of the mortgage. I applied online for a remortgage but was forced to use "advice" (that I didn't want) because I was staircasing (buying out 100% of shared ownership). This seems a bit ridiculous - as on completion it becomes a standard mortgage, but I jumped through the hoops to get the appointments etc. Only positive is that it seems to have gone into a faster underwriting queue by going direct vs. on the website, but still wasted a lot of my time. Most unimpressed about lack of 10 year product when I applied last year - I would've taken this at any reasonable rate, but there was none at all - only 2, 3 or 5. I have a 5 year product, but when this runs out I'll now have to pay significantly more (every man and his dog could see interest rates were at record lows early last year and only going one way). Funnily enough now returns are so much higher for them, 10 year products are available from them and FD, which leaves a sour taste in my mouth. Also not easy to see my indexed valuation, although you can calculate it (balance divided by estimated LTV) but have to start a new product transfer application to do that. Gets less and less of a personal service as years go by

When I first obtained a mortgage with HSBC about 25 years ago, I had a very nice lady in my local branch who stayed in touch each year making sure I was happy with the service - it was really good. But, as times have got harder and I've missed a payment here and here over the years, the bank has become the same as all the others - no personal service, everything automated and you have to explain yourself over and over and over again each time you contact the bank,. All banks are the same these days frankly. If a friendly personal approach worked 25 years ago why doesn't it now? Reviewed on: 3rd February 2023

This bank will crush your hopes, sanity, and process of buying a house

Horrific communication and people that just don't care about you. Go with them and you SERIOUSLY risk jeopardising getting your property at the last hurdle. They almost caused us to lose our property purchase at the last minute because they lost a fax... This fax contained three simple questions from our solicitor that they needed to say yes or no to. It took them 2.5 months!!! At first, they said they lost the fax, so our solicitor re-sent it 4 times and by post in the end. Then every week it was "our system is not showing it" then every week it was "we will respond in 48 hours hours" never happened... We went from call centers in India to the UK complaints department who couldn't access each complaint file or couldn't get in touch with the right person. It's a circus of a bank fronting with large ad budgets and branding to make it seem more reputable. The seller almost pulled out from us because of this. Imagine going through all the hellish process of solicitors back and forth to them lose your house because money-grabbing HSBC does not care about you to just look at a 5 paragraph email and say yes or no. Go with a smaller bank that will give you attention. I am evening removing my personal banking with them and my business banking with them and advising all my friends and family to do the same. I have zero confidence in their care or their ability. Trust me, this bank will add HUGE stress to your life. It's just not worth it. Reviewed on: 12th January 2023

Absolute shambles

HSBC are an absolute shambles. We've had various mortgages in the past with HSBC with no issues, and because the advisor cannot correctly identify me as self employed as I own 65% of the company that employs me, the underwriter knocked us back. We are now sorted with another provider. But it doesnt end there, they forgot to cancel their own valuation survey of the property afterwards and so the people we are buying off are getting bothered by HSBC valuation at their doorstep for a mortgage we've been rejected for.
