Review of the Bath Building Society, Mortgages:

24 years on, with perfect customer service

I took my first mortgage out with the Bath in 2000. Since then I have had several mortgage and savings product. My last mortgage was granted during the days of Mr and Mrs Hodgman running the Society. I recently had to make some changes to my mortgage and the Society, including the Mortgage Team were outstanding in terms of customer service, speed of reaction, engagement and a 'can do' approach. The experience was exactly the same from my perspective when you used to have to go and see Mr and Mrs Hodgman for tea and a chat to see if you had been successful for a mortgage. I must name check Craig in the mortgage team who is an absolute credit to the Society and he was so helpful to me. It's a pleasure to do business with the Society and I highly recommend them, as their values and their integrity do not change. Reviewed on: 13th September 2024

Very slow process, lots of obstacles.

While we are delighted to work with a local business and to be issued with a mortgage, the process took nearly 7 months. We hoped to complete end of May, and we've completed end of July. This means our family will be without a home for 2 months while building work is carried out, impinging on our 10 year old and 13 year old's school term. I understand the need to scrutinise our finances and to ensure the property will be worth it's value, but we are both in well paid jobs, with an extra property as additional security and we sought a 50% mortgage, with the remainder in cash. I would hope that we represent attractive customers with this kind of LTV. The property is clearly a good deal, given that most refurbished properties on the street go for £1.2 million In spite of this, our finances were scrutinised to a level we've not seen from prior lenders, asking about individual lines on our bank statements and the cost of my train tickets to London. The survey was deeper than normal, taking up extra time.. BIBS is retaining 5% while we complete the work: we are buying the house to do the work, in order for a young family to live in. We have no choice but to do the work. Finally, at the last minute, we were asked to submit approved building regs, prior to work starting. Given that building regs can only be formally approved AFTER the work is complete. This added a further 4 week delay. Our solicitor, building control and agent, have never seen in a process like this, and they all have over 20 years experience. I completely understand the vital nature of financial control and the avoidance of taking on a risk that would expose the financial system, but I cannot see the value of this level of scrutiny given our financial situation and the property. We have respected your conditions throughout, but it's caused a huge amount of anxiety in our house which appeared entirely unnecessary. In future, I would suggest that some of these conditions are laid out earlier in the process, we could have ensured we were ready for the extra scrutiny, and secure building control approval much earlier. Some of the lead times in communications could be speeded up. I would suggest we could have completed in May, had there been improved communication and expectations set clearly in advance. Again, I am delighted to be able to support a local business and I'm delighted that we have a mortgage in place: thank you. Reviewed on: 21st July 2023
