I used L&C for my last mortgage over two years ago, and all went okay, so even though I was pretty well informed and probably didn't need advice this time, I went with them because at least the mortgage sales person would get commission. Oh gosh how wrong I was! Almost caused me to have a breakdown whilst 6 months pregnant. The advisor Rodolfo told me that I'd have about £150 cashback after paying their in house solicitors as the mortgage I was buying had £ 500 cashback. I believed from this that no upfront payment was required from myself to their solicitors, so there were delays paying my upfront fees to solicitors. Anyhow, in the time I had received the quote from Rodolfo I had agreed a term for the mortgage, and he had received a redemption figure from my current lenders. I had no reason to doubt this figure ( surely that's why I was using a broker, right?) I agreed to go ahead based on the figures and term discussed. In the meantime I was paying 8% on my mortgage whilst I waited for the whole process to go through, as my introductory rate had ended. When my new lender sent through the offer, I noticed the term was shorter, but I really didn't want to delay things any further by amending it at this point ( was paying £50 a day in interest!) Low and behold, we get to completion date, I sigh in relief at the thought of the process being finished. Until I'm contacted by the solicitors saying I need to pay £989 on the spot to complete or I lose all money paid, because there was a shortfall. I didn't have that kind of money, so it had to come out of my overdraft!! Turns out Rodolfo had miscalculated somehow my redemption figure. I looked into L&C and found this seems to have happened before, they've been ordered to offer compensation because of their similar mistakes by the FCA but have refused. My complaint was not upheld and they said they've done nothing wrong. Not only did the sales person essentially lie about the solicitor fees, he miscalculated the redemption figure, and changed the term of the mortgage.
