Poor transparency, poor process

As an international investor, I applied to Gatehouse Bank for a buy-to-let mortgage on a property in Leeds. After months of back-and-forth, I would not recommend them to anyone in a similar situation. The process was marked by information requests that came in waves — each batch resolved, only to be followed by another — with no clear overview of what was ultimately needed or when a decision could be expected. This dragged on for months and cost significant time and money. What I was never clearly informed of upfront is that Gatehouse Bank operates as a Sharia-compliant lender. Had this been communicated from the start, it would have allowed both parties to assess fit much earlier. Instead, it only became apparent late in the process that our short-let proposition was incompatible with their financing model. A basic eligibility check at the outset would have saved everyone considerable effort — and, for an international applicant navigating an unfamiliar market, the lack of clarity was particularly costly. Additionally, the independent valuation they commissioned came in more than 30% below comparable sales in the same apartment complex — a significant discrepancy that materially affected the loan-to-value calculation and left us with far less financing than expected. I have no doubt Gatehouse Bank serves certain customers well. But for an international investor with a short-let buy-to-let structure, the lack of transparency about their financing model, the drawn-out information process, and a valuation that appears disconnected from the local market made this a frustrating and costly experience.
