Huge Capital Losses and Terrible Customer Service

I have been investing with Crowdproperty for around nine years and have lost hundreds of thousands of pounds of my capital. I deeply regret the amount of money I put into this platform. My biggest criticism is the way Crowdproperty deals with loans that go wrong. Most projects default. These projects are allowed to remain outstanding for years. Investors are left waiting years for their capital to be returned, while Crowdproperty and its partners charge massive fees for 'managing' these loans. Those fees can amount to hundreds of thousands of pounds on an individual project. It means much lower returns for investors. This creates an obvious problem for investors. Crowdproperty and its partners get paid while the investor's money remains tied up and the investor carries the financial loss. I have experienced projects where I have eventually received only 60% to 5% of my original capital back, with no interest whatsoever. At the same time, Crowdproperty and its partners collect substantial fees from the failed project. That is an appalling outcome for the person who supplied the capital. The customer service is also dreadful: 0/5. When I contact Crowdproperty about investments that are in default, staff frequently do not reply. When they do reply, I am usually told to wait for the next update. The next update can be months away. When it finally arrives, it can be nothing more than three lines telling investors very little about what is actually happening with their money. This is not acceptable. If Crowdproperty has my money tied up in a failed or seriously delayed investment, I expect proper and regular information. I should not have to chase them repeatedly and then wait months for a few sentences. After nine years, I have lost a huge amount of money through Crowdproperty and, like most investors, have totally lost confidence in the platform. What I find particularly unacceptable is that investors can suffer enormous capital losses and receive no interest while Crowdproperty and its partners make very substantial 'fees' from the same loans to enrich themselves! I would not invest with Crowdproperty again. If you are considering investing with Crowdproperty, do not just look at the advertised returns. Look at what happens to investors when projects default, how long it takes to recover capital, how much capital is actually recovered and how much interest is ultimately paid. Crowdproperty have removed the statistics from their website because, as two of their ex-staff members have revealed to me, if potential investors saw just how many projects fail and result in huge capital losses, none of them apart from the most gullible would risk their money with this farce of a company. Significant portion of my life savings stuck for years

I put a hefty chunk of my life savings into CapitalRise several years ago after being drawn in by their polished marketing about prime property deals and solid returns. What I got instead is a nightmare that is still ongoing. A significant ratio of the capital I invested has not been repaid. Not a single cent of interest has been received on those long-overdue investments. Multiple projects are years past their expected repayment dates. They have gone into administration. CapitalRise shows no real urgency or motivation to get money back to investors like me. Updates are rare and, when they come, feel like stalling tactics rather than meaningful progress. The platform appears far more interested in looking after borrower relationships than in recovering funds for the people who actually put the capital at risk. I have spent a huge amount of time and emotional energy chasing this. The stress and frustration have been enormous. These are not small sums – this is thousands of pounds of my life savings that were supposed to be working, not locked away indefinitely with no income and no clear exit in sight. I would never invest with CapitalRise again. The glossy presentation mean nothing when your money is stuck for years and the platform does not appear driven to force recoveries. There is a reason CapitalRise do not publish their overall statistics or data, because capital losses are much more common with them than they would have you believe. If you are considering putting serious money here, think very carefully. My experience has been that once things go wrong, you are left carrying the risk and the waiting while CapitalRise staff collects their fees and move onto the next commission-earning deals. Avoid.
