Review of the Leeds Building Society, Mortgages:

This is Appalling.

Leeds Building Society,I am writing to express my disappointment regarding the handling of my recent Buy-to-Let mortgage application.Before the application was formally submitted, our broker advised that a valuation fee of £335 was required. We paid this fee in good faith, believing that the application had met the necessary initial criteria and would proceed through the assessment process. However, approximately one week later, the broker informed us that the application had been declined due to certain details relating to the company. This outcome is particularly surprising given that this company already holds three Buy-to-Let properties, with mortgage facilities successfully obtained from other lenders. My concern is that the valuation fee was requested and collected before these apparent issues were identified and the issue has got nothing connected to the property in question rather the borrowers company. If the application was unable to proceed because of information about the property, it would seem reasonable for. In light of this, I would like Leeds Building Society to review this matter and consider refunding the £335 valuation fee, especially as the mortgage application did not proceed due to eligibility concerns identified after payment was made.I would appreciate a response explaining why the fee was collected before the company application issues were identified and whether a refund can be arranged or the mortgage going ahead.
