Avoid Precise Mortgages – Unfair Practices & Costly Errors I had an extremely frustrating experience with Precise Mortgages, and I strongly advise others to be cautious. They charged me £450 for a valuation and then rejected my mortgage application based on incorrect and unverified information, despite clear evidence proving otherwise. Key Issues: Incorrect Assumptions: The surveyor falsely reported that my property was "tenanted" without context. In reality, I had a lodger under the Rent-a-Room scheme, which is fully allowed under my existing mortgage. Lack of Due Diligence: Instead of verifying the facts, Precise Mortgages wrongly assumed I was renting out the entire property under an AST and living abroad, leading to an unjust rejection. Financial Impact: Their error caused significant delays and additional costs, including a bridging loan and a second valuation costing £1,020. Unwillingness to Engage: My broker attempted to clarify the situation, but Precise Mortgages refused to discuss or rectify their mistake. Their rigid and unfair approach has caused unnecessary stress, delays, and financial loss. If you're considering applying with them, think twice—there are far more reasonable lenders out there. I complained and the person investigating took 3 months only to conclude the same without once checking the facts. I have now began legal proceedings against precise Reviewed on: 14th February 2025

Superb slow/ customer support is a complete mess

Used to be a good lender, but is a complete mess in nowadays.. We buying properties heavily as a business so like 3-5 diff applications at the same time.. Precise outsourced their offices abroad I believe so as customer support no longer able to understand nor speak properly :) Whole process is superb slow.. I mean - even my broker told me- we should turn away from Precise.. None of our complains so far was resolved.. There is much better and safer lenders in nowadays, stay away from Precise! Very Poor Client Management

Total shambles

As an experienced portfolio landlord I'm used to dealing with lenders. However,Precise are without doubt the most shambolic. Each dept works in silos,nobody communicates with each. No idea of customer needs or service. Avoid at all cost. Reviewed on: 30th April 2020

Avoid

Very poor credit management team and make silly excuses not to lend. They take you on a wild goose chase and take arrangement fees and valuation fees and then make silly excuses why the application gets declined. Reviewed on: 3rd April 2020

DEVASTATED!

DEVASTATED! We exchanged contracts today on a property, our future home which we told Precise we would not occupy until we no longer had a buy to let mortgage on it (property to be let until we sell our current home and business and therefore pay off the BLT mortgage).Nothing in their terms and conditions to say that this might be a problem, only occupancy during the terms of their mortgage which we understand. Because we have intent to occupy in the future (after the mortgage is paid off) they have withdrawn the mortgage offer AFTER exchange and BEFORE completion which was due tomorrow! Excellent Customer Service

I applied through a broker and was advised the checks are more thorough and would take longer than a straight forward high street application. My credit history was very poor with recent CCJs so I wasn’t expecting a great result. However, I got an offer in 3 weeks and spoke to precise directly a couple of times during the process and they were very pleasant and helpful. Can’t fault them! Would definitely recommend for anyone with a more difficult to place application. Reviewed on: 5th November 2019

Terrible!

Mid application

Through a broker in Sheffield, I was pre approved no problem, then reduced the amount I could borrow, added fees and increased the fixed rate to 5 years, questioning where the deposit is coming from, broker has been saying for weeks we are nearly there, I could probably be there with another lender, if you dont want my business, say no quickly. I have campaigned against credit companies, with Rt Hon Ed Milliband MP, I am sure he will soon be asking us how our move is going..... Reviewed on: 31st August 2019

Time wasters who just want your fees

Took 6 months to agree to offer after being pre approved in principal - paid fees and then precise kept asking for more docs that were not industry standard even with a 30 percent deposit. Offered a 1 month mortgage - joke of a company who just want to get you to Pay your fees with no intention of progressing Reviewed on: 2nd May 2019
