Avoid LV Landlord Insurance - not fit for purpose

Avoid LV Landlord Insurance - the policy is not fit for purpose. I took out Landlord Insurance with LV as they claim to cover: ‘Accidental damage, vandalism and theft by your tenants covered as standard’ ‘Your legal liability as a landlord covered up to £5m’ I had awful tenants who left the property damage and vandalised. The damage exceeded the security deposit by £1000. LV refused to pay out as; Rustam Hussain, customer relations adviser, closed my case as I couldn't prove the damage happened on one day, the previous tenants were un-cooperative with their investigation and the tenants caused the damage. As it was clear LV were going to avoid paying out I made inquiries about using the legal cover, which i had bought as an optional extra. I was asked to sign an engagement letter to say I would be responsible for up to £7000. This exceeds the amount you can claim in Small Claims Court. I would advise anyone not to use LV. I have now had to open a case with the Financial Ombudsman. Reviewed on: 8th September 2025
