I was purchasing a unique, high-value property that had been converted from a historic lodge. The valuation came back down-valued by 15%, and the lender's solicitor raised a series of complex title queries. The purchase was falling apart, and the estate agent was putting immense pressure on me. My broker became the calm, strategic centre of the storm. They immediately appealed the valuation with a bespoke report detailing comparable sales I had gathered. Simultaneously, they acted as a translator and mediator between the lender's legal team and my solicitor, clarifying the issues and driving solutions. They provided me with daily updates, always ending with a clear "next steps" plan.
