I found a large Victorian property perfect for a 6-bed HMO in a strong student area. As a first-time landlord with a standard residential income, I was repeatedly rejected by high-street lenders who saw the project as too complex and my experience as insufficient. I was on the verge of losing the property at auction. Within 24 hours of my desperate call, my broker had a plan. First, they advised me to form a limited company (SPV) to strengthen the application. Second, they present my case not just on my personal income, but on the projected rental income of the HMO, using their detailed knowledge of specialist lenders who underwrite this way. They prepared a professional pack including a rental schedule, local area demand analysis, and business plan for the SPV. They secured a bridging loan to win the auction, followed by a specialist HMO mortgage at 75% Loan-to-Value for the refinance.
