Mortgage refused for trivial purposes

Took a valuation fee of £360 after mortgage being approved in principle. Underwriters then rejected mortgage application on basis of applicant "spending too much in last few months" on a particular entertianment hobby, despite LTV of 60%, substantial savings and high salary. No credit check done either. Absolute despicable charlatans, avoid like the plague and use a mortgage provider that doesn't shaft you without reason. CEO emailed and let's see what the repsonse is. Excellent service from Scottish Building Society

My move to Orkney was tricky but I couldn't have done it without Scottish Building Society. My first mortgage was agreed in principle by another lender but they declined to offer for property in Orkney! My adviser directed my request to SBS and they came up trumps with a good offer. When the sale was delayed they enabled me to extend the offer, and when it eventually fell through they gave me a second offer on another property. Admittedly this couldn't be as good an offer as the first due to the economic downturn but their quick response enabled me to stay in the limits of my finances before the worst of the increases came through. Excellent Service

I had an excellent experience in taking on this mortgage. I had help from a Broker and the SBS did require numerous pieces of information from me but in my mind, that just meant they did a thorough job of checking my affordability. First Class and Professional Service

Easy Money!

I was put in touch with Scottish Building Society via a financial advisor who had recommended them because one of their products suited my financial needs. The documentation was easily completed and their positive response was quick. From acceptance to completion only took a few weeks allowing me to put my plans into action. Slow and antiquated with very poor service from third party providers.

We were very happy to be joining SBS - and still are - but it has been a painful and slow process to get here. We began a straightforward remortgage in mid August- our mortgage finally drew down in mid November and cost us over £200 in excess interest as a result. It took over six weeks to receive a mortgage offer. The broker (MAB) was only interested in securing his referral fee and progress with the application was then only made after constant chasing and direct intervention from us. Every time we called SBS direct the service was excellent. The legal service from Simpson Marwick was like something from the 1990s. A fax was even used on some occasions! The 'solicitor' was clearly following a one size fits all step by step tick box process, with no willingness to combine steps or anticipate what might be needed next. Early contact was only by post and required hand written completion of basic details forms - no digitisation at all. Since telephone contact was impossible throughout the process (just office answerphone) we were required to enter into lenghty email exchanges to resolve questions - with typically up to 24 hours between responses. Ultimately this resulted in us missing our remortgage deadline and incurring significantly higher interest costs. Overall, we are happy to be with SBS but your third party suppliers are letting you down in a major way and damaging your brand. My advice would be to bring as much of the process as possible back in house because your own people are excellent! Reviewed on: 12th January 2023
