Avoid Precise Mortgages Unfair Practices & Costly

Avoid Precise Mortgages – Unfair Practices & Costly Errors I had an extremely frustrating experience with Precise Mortgages, and I strongly advise others to be cautious. They charged me £450 for a valuation and then rejected my mortgage application based on incorrect and unverified information, despite clear evidence proving otherwise. Key Issues: Incorrect Assumptions: The surveyor falsely reported that my property was "tenanted" without context. In reality, I had a lodger under the Rent-a-Room scheme, which is fully allowed under my existing mortgage. Lack of Due Diligence: Instead of verifying the facts, Precise Mortgages wrongly assumed I was renting out the entire property under an AST and living abroad, leading to an unjust rejection. Financial Impact: Their error caused significant delays and additional costs, including a bridging loan and a second valuation costing £1,020. Unwillingness to Engage: My broker attempted to clarify the situation, but Precise Mortgages refused to discuss or rectify their mistake. Their rigid and unfair approach has caused unnecessary stress, delays, and financial loss. If you're considering applying with them, think twice—there are far more reasonable lenders out there. I complained and the person investigating took 3 months only to conclude the same without once checking the facts. I have now began legal proceedings against precise Reviewed on: 14th February 2025

Beware of incentives (text removed by Smart Money People)

Just taken out a mortgage with the above. On the mortgage pre application I was told that I qualified for a refund on the valuation fees on mortgage completion. This and other fees were paid and the process continued. Once the mortgage was completed Precise then decided to change their mind and refused to issue a refund. The overall process was not the best, they were slow with dealing with the application and seem to slow the process up even more with minor issues. (text removed by Smart Money People). Waste of time

Pre approved. Took far too long. Had us run ragged for paperwork then refused us after weeks of waiting. Reviewed on: 28th January 2019

One minute we had a mortgage

I think it disgusting that we were pre approved mortgage and we found perfect house yes not ideal credit we wanted to make it right but no four days later they said we can't have a mortgage I won't be using these messing about people heart strings Reviewed on: 18th December 2018

If I could give a zero

Avoid you will lose money using these charlatans. Do not use them. They will charge you to apply and will have you running raggered for paperwork bills two years ago. If you are paperless bills that £400 you paid, you will lose that money. Just avoid. Reviewed on: 2nd August 2018

Loan for a house at auction

Took far too long to complete any aspect of valuation. Ignored information from structural engineers and kept changing what they wanted from me. Ultimately resulting in me loosing the house plus deposit. Never use them again. Reviewed on: 28th June 2018

Will only dea with certain brokers

Firstly, my first application was a thousand times easier and that was when we were buying the house! Precise were very good, offered a mortgage and the whole process was easy. It has now came to the 2 year mark and trying to get any assistance is like drawing blood from a stone. Contacted someone in February who explains I could call back around June and discuss my options, sent an email and a blunt email back which I replied and still waiting for a reply. I have now logged this as a complaint. I really do not understand why a company would not want their customer to be with them and pay longer! It seems totally crazy. I contacted a broker who explained that precise would only deal through a broker package? I had already paid broker fees and he was unable to help me with precise! Excellent service

Brilliant customer service, great rates.

We had trouble finding a mortgage as we had quite a bad credit rating but our broker managed to get a deal that was great for us as first timers. It was fixed for 2 years allowing us time to settle down to being homeowners and then we have the option of going elsewhere or negotiating a better rate. We have had no issues so far, an annual statement and they have been able to provide any information we've needed within a few days. A great option for those who can't get a mortgage 'on the high street'. Reviewed on: 27th July 2017
