Having just recently gone into another 5 year fixed rate for my mortgage with Santander the process and continuation from start to finish was excellent! 15 Years of Hassle-Free Service with Santander

I’ve had my mortgage with Santander UK for 15 years and couldn’t be happier. I’m currently 2.5 years into a 5-year fixed deal, and everything has been smooth, transparent, and reliable. Very poor service. After passing credit checks and affordability checks the underwriters refused me a mortgage that I had had for 20 years on interest only with this bank on a coercion technicality. Even the mortgage advisor was incredulous-one person's decision he said. Please go elsewhere to avoid disappointment and a lengthy drawn out process. Reviewed on: 11th November 2025

Avoid Santander at all costs

I’ve had my mortgage with Santander for 12 years and only missed a payment once, when there was an online banking issue with my bank, People’s Bank after it was acquired by M&T. I called Santander and explained that I paid it on time, and had a letter from the bank, so they waived the late fee. Come to find out, that is the ONLY time they will waive it during the 30 year term!!! So fast forward a few years to present day when all my accounts at TD Bank are compromised, my money stolen, recovered, new accounts set up, and I call Santander to explain what happened a couple days after to be sure my payment was received and explain what happened, and learn that the bank returned my payment, so I sent a new payment that day and then paid the following month. Now, this is at the end of the summer as a teacher and single mother of 3, with very little money to begin with, so those 2 checks cleaned me out until I started getting paid again. How did Santander respond? $40 late fee and not one, but 2 notices of intent to foreclose on my loan, which took 12 days to arrive in my mailbox. Shameful. I will never do business with this company again, and will tell everyone I know to do the same. Reviewed on: 20th September 2025

New level of Awful!!

To get a mortgage they are ok, they were very slow at a time interest rates were going up which cause a higher rate. They also advised I would port a mortgage and get a new one and later merge them which after all is not correct. And now that I finally just got 40% equity they reduced the home value so the deals on offer are lower. Smaller houses then mine for for more than their pathetic valuation… this just confirms they are ok to get you in and hope you lazy and not intelligent and stay with them while they rip you off Reviewed on: 28th July 2025

Don't use Santander.

Don't use Santander. My re-mortgage application took 5 months (and still ongoing). Santander is basically a thief, they put me on high variable interest rate (8%) and keep delaying process to steal more money. Absolutely don't recommend. Reviewed on: 16th May 2025

You made everything so simple and was friendly and ‘straight to the point’ which was really helpful, and I am pleased you were able to offer guidance that was easy to understand. Extortionate. No common sense.

I had a mortgage with Santander. Bought my ex out of our mortgage, was told origninally no problem but turned out the agent had ticked the wrong box in the application and was then told they couldn’t lend me any more money. ended up having to take a loan out to buy my ex out knowing there was enough equity in the house to pay it off once I moved. Sold my house in Jan 2025 for enough to leave more than enough to pay the loan off in full. Asked Santander to port my mortgage to keep the good rate I had. I didn’t ask to borrow more money or less. Just to port the exact amount I had on my mortgage over. After weeks of phone interviews they told me they wouldn’t do it. I had never missed a payment, had no financial difficulties and demonstrated based on my house sale price I had more than enough to pay my loan off once the sale completed. They still refused. This meant I had to find another mortgage, I did and naturally the rate was higher. So because of Santander my mortgage is now £200 higher than it should be if Santander had ported it and Santander also took every last penny I had left over from my house sale in exit fees which totalled over £8000. Santander have left me in a considerably worse financial situation purely because they wouldn’t port my mortgage with no justifiable reason not to do so. I would never in a million years recommend anyone use them for a mortgage. They charge 5% early repayment fee on your total mortgage balance whether you have 3 years or 3 days left on your mortgage. A lot of the staff are incompetent and their underwriters have zero compassion or basic common sense Reviewed on: 2nd April 2025
