Worst Company Ever! Avoid if you are a first time buyer

My Partner and myself recently applied to Santander for a new mortgage on the help to buy scheme for new build properties. They gave us a promise that their is no problems whatsoever and we can proceed to find a new build property. after we have found the new-build, our dream house that ticketed all the boxes, we proceeded to complete the mortgage application. After an initial yes, and got all the other paperwork and solicitors and everything else in order, paid for the survey and all these things, they suddenly withdrawn the mortgage. just like that! It was not a affordability issue or a credit issue. after a lot of fighting with them we eventually find out that the underwrites had the wrong address history and they could not find us on the credit file and then declined it on that basis. The address was correctly given on the application paperwork. it is clear that someone in administration has made an error and typed 54 in stead of 45. Stander will not review or accept the appeal. "they sympathise with our situation and can clearly see that it was a innocent clerical error however we can not appeal the decision. Our decision is final and it is because of the incorrect address history" Even though it was their error, they refuse to take another look at his application. We also are not getting any money back. WE have lost £1000's in fees both with the solicitors and the builders that we are not getting back, and we have lost our house because the builders does not want to wait for a new mortgage application being done with a new lender. Because the computer is saying "no" because the computer was given inaccurate information Santander says NO. Even-though they have acknowledge that there was an error, they still say no. Never in my Life have I dealt with an company that was so in-human and bullying as Santander. I am at a loss for words to the this. If you are a first time buyer, please avoid like the plague, they will cost you a lot of money that you may not have and will take you years to save up again. Spoke to Peter initially he was very helpful and friendly. I don't normally deal with mortgages, but decided to deal with it, give hubby a rest. He explained the process. Mortgage advisor Mohammed called me back, he was very helpful and thorough, explained everything as we went along. Called back when he said he would, excellent!! Thankyou, I can sleep tonight! I have secured job and decent salary, no adverse record with excellent credit score. Applied my mortgage application 8 weeks before, come back every 2 weeks for the same questions and documents, even my MB fight back they still insist to ask stupid questions - no update from them at the moment, total insane and make us stressful. Friends with less income and more complicated, other companies just took 4-5 days to offer, so better avoid this company!!!! Total insane. Reviewed on: 1st December 2023

AVOID AT ALL COSTS

Santander bought my mortgage from another company. So I will start with that as I did not SEEK them out initially. I ended up with them. I contacted them to remove PMI (as I was below 80% and it was supposed to be automatically dropped). A letter from their agency confirmed, that indeed I was at 73% and the PMI should not be in place. Indicated that in order to remove PMI I would need appraisal. Follow-up call – spoke to a representative who stated ‘ I don't know why you have to have this done, but this is the fee’. I paid the $450 fee (sent WITH tracking) and they cannot locate my package (after tracking indicated they have had it for a week). I called them on the 10th and was told they JUST found the package while on the call and dated my payment, in their system, as 11/10 and not the real date they rec'd package (11/3 @ 9:43 AM). PMI is finally removed successfully and I ask, for a second time, to have escrow removed as it was denied the first time due to PMI in place. NOW they want a $406.45 escrow waiver fee for that to be considered. Say it is status quo (except that it is not listed anywhere in my original loan paperwork about such) Nor have I ever paid such fees to other companies. The best is that they are saying even after my escrow is successfully removed from their office (after they receive their extortion fee of $406.45- which is what I will consider it as) I am to reach out to them quarterly (after paying my taxes) and yearly (after paying my Home Owners Insurance) with receipts to PROVE I was successfully able to do so. I am not sure if this bank is confused or not, but I totally don't need to be robbed of my funds for their made-up fees and/or need to prove that I can successfully adult and pay my bills. In all my years of having properties and dealing with multiple banks, this is by far the WORST experience I have ever had with a mortgage company. Not to mention the 'rules' they have put into practice don't even exist with other lenders. Reviewed on: 27th November 2023

Disgusting, untrustworthy company

Santander have dropped their mortgage offer to us. Despite this being a very low amount. Despite us having great financial ratings. They’ve made my wife very upset and I’m furious at them. Disgusting, untrustworthy company. Who are too greedy to hold their end of a 4.1% offer. Never use them. Reviewed on: 30th August 2023

"Process Aborted by Client" after receiving Offer

Did the application and received the mortgage offer, accepted it and started the process with Santander's (Optima) solicitors. After sending them all the documents required and confirming with the solicitors that they have everything to complete at set date. 7 days before this date I give them a call to confirm if we're all good to complete and they let me know the client Santander have aborted the process. I give Santander a call they tell me the mortgage was declined (this is after recieving offer and everything). Firstly how do they go about declining like that and secondly no one from Santander or their solicitors (Optima) got in touch with me to tell me the situation. Diabolical

A couple weeks go by and the ask for a document. Another week passes another doc... Five weeks in.... you get the idea. With interest rates gone through the roof, if mortgage falls through I will no longer be in a position to buy at current interest rates. At very minimum, a cursory glance should've identified nearly all of the additional documentation required which would have sped up the process rather than prolonging a highly stressful process. If the mortgage does fall through, i'll ditch my Santander credit card. Reviewed on: 14th July 2023
